We completed a £17.5m refinance for an experienced property investor, helping to unlock capital for future acquisitions and support the continued growth of a substantial mixed-use portfolio.
The portfolio comprised 33 properties, including 25 commercial and 8 semi-commercial assets, with 62 commercial tenancies across a range of property types, including retail, office and light industrial units. The client's objective was to maximise leverage against the portfolio to release capital for future investment opportunities.
To achieve this, our Specialist Property Solutions team structured lending at 75% LTV based on the market value of the portfolio, providing the level of funding needed to support the client's growth ambitions. Alongside the refinance, we also established a £25m credit limit, giving the client additional flexibility to continue expanding their property holdings.
Close collaboration between InterBay, the broker and the client was central to the success of the transaction. Working alongside our underwriting and completions teams throughout the process, we delivered a solution that met the client's objectives and completed within the required timescales.
